Which one to choose?

You should read all of this, so you can find the build pack that is the best option for you.

If you are building under permitted development, a standard pack is your go to!

These packs are designed around the 2.5mtr height rule and and use the rod system that is easy to do, mm perfect, and will work on any land type.

You can also omit the base detail in the pack if you have already got a concrete base, that’s where you might want to consider a dual pack option, but we’ll discuss that in a minute.

The biggest down side to permitted development is that the 2.5mtr rule will give you an internal measurement of around 2.1mtr at the highest point, not much use if you want to create a gym and you are pushing weights above your head😬, you could always dig down to create more head height, this can be costly and labour intensive.

Having said that, they are perfect for every other use.

If you are not governed by the 2.5mtr rule then a new pack could be the one for you.

These build packs will give you an internal head height of around 2.4mtr’s, which is a standard height in most post 1930’s houses.

They include 2 concrete base options, one with insulation under the concrete pad and the other with insulation above the pad, a warm roof detail is also included with a smaller than normal fascia detail, this prevents the ugly large fascia the is often associated with warm roofs.

But what if you want to use the rod system but build higher? or what if you want to use your pre existing concrete base, but need to stay under 2.5mtr?

That’s where you might want to consider a dual pack option, this enables you to purchase both pack types at a reduced cost!

You can then cherry pick the information you require to build your dream room.

And lastly, what if you want an unusual shape or size?

A Bespoke pack is the option for you!

I can create a size and shape for your needs, that’ll fit perfectly into your space and usage requirements.

Bespoke packs are based around a traditional timber frame construction with a flat roof and are strictly limited to 1 building with 2 rooms.

They can take some time to produce, and are often marked as out of stock due to my work load, but that doesn’t mean you need to settle for another pack, drop me a line, and I’ll see what I can do, but can’t promise you.😕
